The property is fully renovated and leased for $1,300/month and will provide the investor close to $400 per month in positve cashflow with a 75% LTV mortgage. The investor’s total investment will be under $30k and our experienced management team will provide long term quality property management.

March Update and Featured Property

Hi everyone I hope you enjoyed the nice week. We have successfully put our first property under contract for resale.

4514 Camberwell in Oakley OH is one of the nicest homes we have ever done. As you can see below the pictures tell the story but more importantly we are slated to net approximately a 16% return on our investment in just about 5 months.
The partnership purchased this property for $$78,500 and put $40,000 into renovations and now has it under contract to be sold for $145,000

Progress Report

Hey everyone just wanted to drop a quick note and let you know we have our first two deals on the market:

4515 Camberwell in Oakley OH came out better than expected and has had a lot of activity since being listed last week, you can check out the completed pictures here (granite and all)!
 

524 7th Ave Dayton KY, this is a really cute home perfect for the first time buyer, you can view the listing here.

Our lease option deal is going great 3082 Libra and we have received our first 2 months of income already, the tenant buyers are very happy with the home.

Our team has also negotiated a great deal on our next acquisition, this property is located in Mansion Hill a super trendy area of Newport, KY. This will be a beautiful renovation when complete. We are expected to close within the next 30 days for a purchase price of only $54,000 with an after repair value of the mid $150,000′s. Check out the street and have some fun here , .

109 W.10th Newport KY duplex is progressing really well and will be an excellent money maker when complete.

K-1′s will be going out this week and quarterly financial statements will be available in March.

4514 Camberwell Update

This project is moving along on schedule and looks great. The stainless steel appliances were ordered today and the house will be on the market Friday.
